how far from the building an engineers' guide says roof water should be carried

Rain here does not arrive evenly. A normal July brings about two inches and a normal May nearly five, and a strong thunderstorm can rain for a few minutes at a rate that, by simple arithmetic, puts about 170 gallons on a 400-square-foot garage roof in five minutes. Between storms the clay dries and pulls away from the slab. Then the next storm sends a roof's worth of water into whatever spot the downspout points at.

That is why the pages on this site spend as much time on the last ten feet of the system as on the gutter itself.

Rain normals: National Weather Service Fort Worth, DFW station, 1991 to 2020. Storm rate: NOAA Atlas 14, Volume 11, for a point in central Plano. Distance: Foundation Performance Association, Foundation Maintenance and Inspection Guide, 2003. The rate describes storms; it is not a promise about what any gutter will carry.

Six symptoms

Start From What You Can See

During rain

Water pours over the front edge

A clog, a sag that holds water in the middle, or too few downspouts for the roof above.

Gutter cleaning
During rain

It drips behind the gutter

The gutter has pulled off the fascia, or water is running down the board. The wood is at risk.

Gutter repair
After rain

A puddle sits at the corner of the slab

The downspout ends at the wall. An extension or a buried line moves that water out into the yard.

Extensions and drains
Any day

A trench in the flower bed under the eave

That roof edge has no gutter. Water falls in a line and digs one.

Adding gutters to bare eaves
Any day

Rusty streaks, split seams, dents

Old sectional gutters at the end of their life. Patch or replace is a question of how much is failing.

Gutter replacement
Every spring

The oaks fill it again

Screens, micro-mesh and solid covers do different things. None of them ends maintenance.

Or Start From the Decade Your House Was Built

  1. Built before 1970East Plano near downtown, for example

Fascia boards sixty years old or more. Before any new gutter goes up, the wood behind the old one gets checked, because a hanger screwed into soft wood does not stay put.

  2. Built 1970 to 1979About 14 of every 100 Plano homes

Gutters hung in these years, where they still exist, are often held by long spikes driven through the front lip. Spikes back out over time and the run sags between them. On a one-story ranch the eaves are long and low, which makes a sag easy to spot from the yard.

  3. Built 1980 to 1989About 22 of every 100

Old enough that a gutter put up with the house is past forty. Seams at the corners and end caps are the usual leaks, and where trees planted with the subdivision now hang over the roof, the gutter fills every year.

Cleaning · Replacement · Hunters Glen

  4. Built 1990 to 1999About 29 of every 100, the largest group

If the house has two stories, an upper roof may empty onto a lower one through a single downspout, and the lower gutter takes both. Where each downspout lets go matters more than how the gutter looks.

Extensions and drains · Seamless aluminum · Willow Bend

  5. Built 2000 or laterNewer subdivisions, and Allen next door

Usually inside an association with an architectural committee. Color, guard type and even a rain barrel may need a form before the work starts.

Ten Views of the Same Few Feet of House

Two gloved hands at the top of a ladder holding a long white gutter against the fascia board of a brick house, with a drill hanging from a tool belt A long white gutter coming out of a forming machine in the back of a trailer and resting on sawhorses down a driveway, steadied by a worker seen from behind A heap of dented, faded gutter sections and a crushed downspout elbow lying on a front lawn beside a driveway A gutter pulled away from the fascia at a roof corner, with a loose spike hanging out and a dark water stain running down the board and the brick View down a gutter packed with oak leaves, acorns and wet sludge, with a gloved hand lifting a scoop of it over a bucket A gutter with a metal mesh panel over the near half and the far half still open, a spare panel on the shingles and a hand holding snips A downspout at the corner of a brick house joined to a white pipe lying in a narrow trench across a lawn, with a shovel standing in a pile of dark clay The brick side wall of a house with no gutter above it and a washed-out strip of mulch and dark soil along the base of the wall A gloved hand pushing a screwdriver into the crumbling end of a fascia board with peeling paint, above a stained soffit panel A tan rain barrel on concrete blocks under a shortened downspout beside a brick wall, with an overflow hose running out onto the grass

How a Request Moves

  1. 1

    You describe the house

One story or two, roughly when it was built, and what the water is doing.

  2. 2

You say which kind of job

Cleaning or a small repair, or new metal. They are priced differently and may go to different crews.

  3. 3

    A contractor contacts you

An independent local gutter company arranges to measure. New gutters are quoted from the roof line, on site.

  4. 4

    They do the work

With their own crew, coil and insurance. You pay the contractor directly.

Plano Gutter Pros is a referral service and not a gutter company. The contractor may pay it for the referral. It owns no ladders and no forming machine.

Five Questions

Does Plano Gutter Pros install gutters?

No. This site takes your description of the house and the problem and passes it to an independent gutter contractor that works in Plano. That company measures, gives you its own price and does the work under its own name and insurance.

How far from the house should a downspout empty?

The Foundation Performance Association's maintenance guide says downspouts should be tied into an underground drain or have extensions that carry water at least five to ten feet from the building before it reaches the soil. A section of the model residential code uses five feet for areas with expansive soil.

What do gutters cost in Plano?

One cost site listed a typical Plano project at $875 to $1,407 in September 2026, and a national guide puts seamless aluminum at $6 to $12 per linear foot installed. Both are published ranges and a contractor's quote for your house will differ.

Do I need my HOA's approval for new gutters?

If your deed restrictions require approval for exterior changes, yes, and many Plano associations do. Ask before the work starts. Texas law separately limits how far an association can go in restricting rain barrels.

Is gutter cleaning handled the same way as new gutters?

It goes through the same phone number and form, and the form asks which one you need, because a cleaning visit and a new installation are different jobs priced in different ways.
